Welcome to Bocoliving. By accessing our website or booking a stay, you agree to the following terms and conditions. Please read them carefully before making a reservation.

1. General Information

These Terms & Conditions apply to all bookings made directly with Bocoliving via our website or partner platforms (such as Airbnb or Booking.com).
The term “guest” refers to the person making the booking and all other occupants of the accommodation.

2. Booking & Payment

• A booking is confirmed only after full or partial payment is received.

• You must be at least 18 years old to make a reservation.

• All prices include VAT unless otherwise stated.

• Payments are processed securely through our trusted payment providers.

  
  

Once confirmed, you will receive a booking confirmation by email. Please check all details carefully and contact us immediately if anything is incorrect.

3. Check-in & Check-out

• Check-in: from 15:00

• Check-out: until 11:00

  
  

Early check-in or late check-out may be possible upon request and availability.

4. Cancellations & Refunds

• Free cancellation is available up to the time stated on your booking confirmation.

• Late cancellations or no-shows may result in partial or full charges.

• Refunds, if applicable, will be processed within 7–10 business days.

Specific cancellation conditions may vary depending on the accommodation or platform used.

5. Guest Responsibilities

By staying with us, you agree to:

• Treat the property and its contents with care.

• Respect other guests and neighbours.

• Follow all house rules provided upon arrival.

• Not host parties, events, or unregistered guests without permission.

You are responsible for any damage caused to the property during your stay.

6. House Rules

• No smoking inside the boats.

• No loud noise or music after 22:00.

• Pets are only allowed in designated accommodations.

• Please leave the property in a clean and tidy condition.

Failure to comply with the house rules may result in immediate termination of your stay without refund.

7. Liability

Bocoliving is not responsible for:

• Loss, theft, or damage to personal belongings.

• Injuries or accidents that occur during your stay, unless caused by negligence on our part.

• Interruptions caused by force majeure (e.g. extreme weather, power outages, transport disruptions).

We will, however, do our best to assist you in case of any issue.

8. Changes & Availability

We reserve the right to update accommodation details, prices, and availability at any time.
If, due to unforeseen circumstances, your booked accommodation becomes unavailable, we will offer an alternative stay or a full refund.

9. Governing Law

These Terms & Conditions are governed by Dutch law.
Any disputes will be handled by the competent court in Rotterdam, The Netherlands.
